Fixing builder gutters instead of replacing them
On houses under ten years old the metal is usually fine and the problems are everything around it. Bigger downspouts, a second one on long runs, hangers at proper spacing, corners resealed and extensions set is $700–$1,800 on a typical two-story; runs that were never going to drain in 5-inch get replaced in 6-inch at $12–$16 a foot. Six things that move a Nashville quote
- Height and terrain. Add 15–25% for a second story; a hillside house in Bellevue with a three-story rear wall is priced after we see it.
- Corner count. A four-corner gable in Donelson and a fourteen-corner hip roof in Brentwood are different jobs at the same footage.
- Fascia. The unknown on any house over thirty years old. We probe it at the estimate, not on install day.
- Gutter size. Six-inch runs about 20% above five-inch.
- Where the water has to go. Extensions cost little; a line buried under a driveway to the street does not.
- Color. Common trim colors are on the truck; an unusual one means ordering a coil and waiting a week.
One house, priced out
A six-year-old two-story in Nolensville: 230 feet of builder 5-inch gutter, four 2x3 downspouts, overflow at two rear corners every storm. The fix we'd quote: swap four downspouts to 3x4 ($640), add two more on the long runs ($440), re-hang the two runs that belly ($400), reseal ten corners ($220), extensions on all six ($240). About $1,940, done in a day. A full tear-off and 6-inch replacement would be $3,000–$3,700, and this house doesn't need it.
How to compare two quotes
Line them up on four items: coil thickness (.032 or .027), hanger type and spacing, downspout size and count on the longest run, and whether tear-off and fascia-per-foot are stated. A quote $600 under the others is usually lighter on all four, which describes the system that's failing now. What the price per foot buys has a side-by-side.

Is it cheaper to repair or replace gutters?
Repair, if the gutters are aluminum, under about 20 years old and the problems are in a few spots. Replace if they're sectional, rusting steel, or more than a third of the runs need work; patching adds up to a replacement without the warranty, and you'll be back on the ladder next spring.
Does homeowners insurance cover gutter damage in Tennessee?
For sudden damage — wind, a fallen limb, an ice load that pulled the run off — usually yes, minus your deductible. Not for age or wear. After a storm we photograph the damage and write a scope for your adjuster. Many Tennessee policies now carry a separate wind and hail deductible, so check yours before filing a small claim.
